A board should expect the property management company to be a reliable partner who understands the specific needs of the community, anticipates issues or concerns, and knows how to get things done.

The management of an association takes considerable time and effort. Initially, a number of people may agree to serve on a board. However, over time, people may move or shift their focus to other pursuits, and the result can be that the work load increases on the "core members" who remain. A homeowner’s association board should expect the property management company to be a reliable partner who understands the specific needs of the community, anticipates issues or concerns, and knows how to get things done in a cost effective, reliable manner.

Services offered by a property management company vary depending on the management company and the needs of the association. Property managers are the first point of contact for members in the community in addressing their needs or concerns. They handle everything from invoicing HOA dues, to covenant violation letters, to addressing disputes, to ensuring that maintenance work is done properly, on time, and within budget.

Each year between 10 – 12 legislative changes occur relating to the operation of homeowner associations. Many of these changes affect the daily operations of those associations, including policies regarding conflict of interest, meeting procedures, reserve account management, reserve policy requirements, or liens on a property. A property manager should be up to date regarding all changes affecting associations, providing notifications to the board and recommendations regarding the implementation of the legislation and how it will affect the community. Trio Property Management works with several attorneys to ensure that we are completely up to date regarding these changes.

A property manager should take into consideration the culture of the community. The management company needs to consider the community’s desires and concerns and not merely produce a list of rules and regulations to be followed. A good property management company is an asset to a development, with the goal of not only maintaining the value of the community but, where possible, increasing the value and enjoyment of the community.
